| Building-Property
In the NHZ, there have been established the standard
plant buildings which can be selected by the customers. The standard
plant buildings in the NHZ are featured as reinforced-concrete frame
structure, with 3-5 storeys in general. The ground floor is 4.5m
in height, and each of the other floors is 4.2m in height. The floor
plate can be loaded with 750KG/M2. All the outer walls
are stuck with the face-tiles, and the inner walls are so generally
decorated that the user can decorate them for the second time.
Purchase price of the standard plant building:
1,000 RMB Yuan/M2 to 1,350 RMB Yuan/M2
Rent Price of the standard plant building:
12 RMB Yuan/M2 per month to 16 RMB Yuan/M2
per month
* If an investor has purchased a whole plant building,
the right of using the land covered by the plant building will be,
at the same time, transferred to the building-property owner, and
the investor can apply for the Certificate of Land-Use Right and
go through the formalities of obtaining it.
If an investor has purchased a part of the building-property,
he can, together with other owners who have also purchased parts
of the building-property, share the right of using the land covered
by the building-property, and can apply for the Certificate of Commonly-Shared
Land-Use Right and go through the formalities of obtaining it.
* How to obtain the Certificate of Building-Property
Right of the standard plant buildings or the ones built by the investors
themselves?
1. Procedures of Application made by the User (the
Building Purchaser)for the Certificate of Building-Property Right:
1.1 To provide the relevant documents and materials,
to register, and to report to the related higher organs a case to
be put on record.
1.2 To sign the building-purchase contract.
1.3 To go through the formalities of identifying
and verification of the contract.
1.4 To perform the contract by both Parties, and
pay off the total amount of money for purchasing the building-property,
without any disputes of the contract.
1.5 To deal with the transaction of the building-property.
1.6 To complete the registration of the building-property
right, to survey each floor and each room, and to draw the drawing
papers of the building,
1.7 To pay off all of the relevant fees, and to
obtain the Certificate of Building- Property Right.

2.1 To provide the relevant documents and materials,
to register, and to report to the related higher organs a case to
be put on record.
2.2 To complete the registration of the building-property
right, to survey each floor and each room, and to draw the drawing
papers of the building,
2.3 To pay off all of the relevant fees, and to go through the
formalities of the Certificate of Building-Property Right.
